Terms and Conditions

Prices

The price is per week, from Saturday at 3pm until Saturday 10am
The price includes bed linen, towels, heating and lighting
A £10 charge is payable per dog/cat
A housekeeping deposit of £100 is required with the balance of the payment. This deposit will be returned after your stay assuming nothing is broken or damaged

Payment

A deposit of 50% is required to secure your booking
The balance is required 4 weeks prior to the start of your holiday and should include any additional cost for dogs/cats plus the housekeeping deposit
Upon receipt of your deposit we will confirm your booking by E mail or in writing
If you are booking 4 weeks or less prior to the start of your holiday,then the price should be paid in full at the time of booking
If we do not receive your balance by 3 weeks prior to your holiday start date then the booking will be considered as cancelled

Cancellations

If your booking is cancelled prior to 4 weeks of start of holiday, we will return your deposit only once we have secured an alternative booking for your holiday period
If your booking is cancelled after 4 weeks prior to start of your holiday then deposit will be retained

Smoking

Findhorn Brae is strictly non-smoking but you are welcome to smoke in the garden

General

The Client shall take reasonable and proper care of the property, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning.
For the benefit of the next clients staying in the house, please advise us of any breakage or damage that occurs during your stay. We do not charge for breakages or damage which occur as a result of normal use, but reserve the right to demand payment for damage or breakages which occur as a result of reckless or deliberate misuse.
If the property cannot be made available for the period booked due to events beyond the Owners' control and the Owners are forced to cancel the booking, the whole of the hire charge will be refunded and the Client will have no further claim against the Owners. Clients are strongly advised to take out a Holiday Cancellation Insurance Policy.
Use of electricity for heat, light and cooking, towels,bed linen are included in the weekly tariffs.Please bring your own beach towels.
When using bath/shower it is essential that bath mats provided are always used to prevent accidents.
Well-behaved family dogs are welcomed, please bring own bowls and bedding Please let us know in advance if you intend to bring your pet.We provide dog blankets.
The only occupants of the cottage during the holiday let will be those detailed in the booking form - the property is let for holiday purposes only. To book Findhorn Brae you must be over 25.
The Owners shall have no liability for any death, personal injury, damage or loss of personal property unless this results from our own negligence.
We reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out necessary repairs or maintenance.
The use of the property and its equipment is entirely at the Client's risk and no responsibility can be accepted by the Owners for injury to the Client or a member of his or her party, not for injury loss or damage to their belongings, including motor vehicles. Client's Responsibility - The Client is responsible for the property and its contents which should be left clean at the end of the holiday, and breakages, damage or faults reported to the Owners or housekeeper.
